A professional roof estimate is typically valid for 30 to 60 days. This allows us to lock in material pricing, which can fluctuate. While our virtual estimates are 95% accurate, an in-person inspection is absolutely non-negotiable before a roof replacement. A satellite image can’t show us:
1. Underlying Decking Damage: Is the wood beneath the shingles rotted or compromised?
2. Proper Ventilation: Is your attic venting adequate?
3. Flashing and Chimney Condition: These are common leak points. We need to physically assess these details to give you an accurate price and avoid costly surprises later.
