What are the visible signs that my roof’s structural roof decking or roof sheathing needs to be replaced in Tampa?

Our thoughts are:

Roof decking is critical in Tampa because a roof is only as good as its foundation. The most common signs of compromised decking are visible from the attic:

1. Sagging or Spongy Feel: When you walk on the roof, it feels soft or bouncy.

2. Water Stains: Large, dark water streaks or mold growth on the underside of the sheathing.

3. Visible Holes or Rots: Especially near vents, chimneys, or valleys where water tends to pool.

If we find this during our tear-off, we replace the damaged sections with new, approved plywood or OSB before installing the new shingles, ensuring a solid base for the next few decades.
